Proprietary Property Management Process

1. Prepare the Property for Rent

Before listing your property, we make sure it’s in top condition. Our team oversees any necessary repairs, cleaning, and maintenance to ensure the home is ready for new tenants. A well-prepared property attracts high-quality tenants and helps secure higher rental rates.

2. List the Property on All Major Rental Websites

Once the property is ready, we create professional listings complete with photos and detailed descriptions. We promote your property on all major online rental platforms to reach a wide audience of prospective tenants, maximizing exposure and minimizing vacancy.

3. Review and Screen Applications

We carefully review and screen each application to ensure we find a reliable, responsible tenant. Our thorough screening process includes background checks, credit reports, employment verification, and rental history reviews to reduce the risk of problematic tenants and secure timely rent payments.

4. Sign a Lease Agreement

After selecting a qualified tenant, we prepare a legally compliant lease agreement. We handle all the paperwork and ensure that both parties understand their rights and obligations. Our lease agreements are designed to protect your property and ensure a smooth tenancy.

5. Collect Security Deposit and Move-In Payments

6. Tenant Move-In

7. Monthly Rent Collection and Owner Disbursements

Our team also manages owner disbursements, transferring rent payments directly to your account no later than 15 days after the end of the month.   • Renovation/Remodeling: If your property needs updates or renovations, we can oversee the entire process.   • 24/7 Online Owner Portal: Our online owner portal powered by RealPage's Buildium software provides property owners with real-time access to all property management activities.   • Year End Tax Statements: To simplify tax season, we provide detailed year-end financial statements that summarize your property’s income and expenses for the year.
